Mortgage Rates Above 4 Percent: What Buyers and Sellers in Pankow and Barnim Need to Know

Financing is getting more expensive – the market keeps moving

According to Baufi24, the average rate for a mortgage with a ten-year fixed interest period stood at 4.16 percent in September 2026; at the beginning of October, offers were already around 4.5 percent. Key drivers are the European Central Bank's rate increase of 0.25 percentage points on 10 September and the yield on ten-year German government bonds, which stood at around 3.5 percent in early October.

Rising mortgage rates are changing the property market in Berlin and Brandenburg. Whether you are planning a house sale, an apartment sale or a land sale in Berlin-Pankow, Wandlitz, Barnim or Oberhavel, or are looking for a property yourself: financing conditions directly influence demand, achievable prices and the right timing for your decision. Here is what matters now.

What higher mortgage rates mean for buyers

The increase is clearly noticeable in monthly payments. A sample calculation by Münster Aktuell shows that a loan of 300,000 euros at 4.16 percent costs around 1,540 euros per month, roughly 190 euros more than at 3.4 percent. Dr. Klein expects ten-year rates between 4.0 and 4.5 percent by the end of the year. Buyers therefore calculate more carefully, compare properties more closely and pay more attention to energy efficiency and running costs.

Follow-up financing: plan in good time

Owners whose fixed-rate period is ending should act early. For a remaining debt of 200,000 euros, the monthly payment at 4.16 percent and 2 percent initial repayment is around 1,027 euros, compared with around 667 euros at an interest rate of 2 percent. A forward loan can secure today's conditions for later. For some owners, a planned property sale may also be the more sensible alternative to expensive refinancing. A sound property valuation provides the necessary basis for this decision.

Tip from your real estate agent: realistic market value instead of wishful pricing

When financing becomes more expensive, buyers react sensitively to excessive asking prices. Properties offered at a realistic market value from the start and with complete documents such as the energy certificate, floor plans and land register extract sell faster and more securely. Our real estate agents in Berlin-Pankow and Wandlitz will be happy to advise you personally and without obligation on property valuation, sales strategy and the right timing for your property sale.
