Selling Land in Barnim: Building Plot Prices Are Rising Again

Building land near Berlin: up 15 percent per square metre

According to the preliminary quarterly report of the Barnim valuation committee, the average purchase price for building plots in the Berlin suburban area rose to 310 euros per square metre in the first quarter of 2026, up from 270 euros a year earlier. Prices thus reached 97 percent of the standard land value (previous year: 93 percent).

If you are planning to sell land in Wandlitz, Panketal, Bernau or neighbouring Berlin-Pankow, you will find a more stable market again. After many standard land values in the Barnim area close to Berlin fell by 5 to 15 percent as of 1 January 2025, current purchase contracts show a countermovement. Owners should therefore obtain an up-to-date property valuation before setting the market value of their plot.

Standard land values: a guide, not a sale price

In the Wandlitz district, standard land values for single-family house plots were 300 to 330 euros per square metre as of 1 January 2025, and 500 to 700 euros for waterfront plots in Wandlitz and Stolzenhagen. In Panketal the range was 240 to 380 euros, in Bernau 250 to 380 euros. These figures are averages for a zone. The actual market value depends on the shape of the plot, building rights, development and location in each individual case.

Heidekrautbahn: a location factor with an open timetable

For land sales between Berlin-Pankow and Basdorf, the planned reactivation of the roughly 14-kilometre Heidekrautbahn main line via Rosenthal, Blankenfelde, Schildow and Muehlenbeck plays a role. However, the planning approval procedure is still ongoing, and construction is no longer expected to start in 2026. Buyers therefore assess the future rail link cautiously; it is sound practice to treat it as a prospect rather than a fixed factor in pricing.

Tip from your estate agent: prepare your plot well before selling

Before selling, clarify the development plan or buildability under Section 34 of the German Building Code, utility connections, public easements and boundaries. Complete documents and a realistic asking price noticeably shorten the marketing period. Our estate agents in Berlin-Pankow and Wandlitz will be happy to support you with a personal, non-binding consultation and a well-founded assessment of the market value of your plot in Barnim, Oberhavel and northern Berlin.
