Buy plot of land Mallorca
Mallorca is one of the most sought-after locations for buying property in Europe. Whether a property on the sunny island serves as an investment, for the construction of a holiday home or as a permanent residence. Owning your own plot of land on Mallorca offers you many possibilities. But before you buy, you should inform yourself well about the island and its conditions and take a few points into consideration.
Why buying a plot of land on Mallorca is worthwhile!
Mallorca delights with up to 300 days of sunshine a year. The beautiful beaches and breathtaking scenery make the island one of the best places to live in Europe. Owning your own plot of land on Mallorca offers you the opportunity to design your property according to your own ideas. This allows you to create your own personal dream property in Mallorca.
In addition to a beautiful landscape, Mallorca also offers a very good infrastructure. Thanks to the international airport in Palma, Mallorca is very easy to reach. Many first-class schools, hospitals, shopping centres and much more make Mallorca the perfect area for your own property. Furthermore, property prices on Mallorca have risen continuously in recent years. Particularly in the sought-after regions of the island, high increases in value have been recorded. This makes buying a plot of land on Mallorca a worthwhile investment.
Top spots for buying a plot of land in Mallorca
Mallorca shines with a variety of beautiful regions. From luxurious coastal locations to idyllic retreats in the more rural regions of the island. The perfect place to buy a plot of land in Mallorca depends on your budget, lifestyle and building plans. The most attractive regions of the island include:
Palma & surroundings
Palma is not only the capital, but also the vibrant centre of the island. Here, Mediterranean flair meets modern lifestyle and a first-class infrastructure. Direct access to cafés, restaurants and shopping opportunities is combined with an exciting cultural scene. Anyone who appreciates urban life is guaranteed to find what they are looking for in Palma. Properties with views of the bay of Palma are particularly popular here. Santa Catalina, Son Vida and Genova are among the most sought-after locations. However, due to the limited availability of building land, consistently high prices must be expected.
💡 Our tip: If you are looking for proximity to the city but a quieter location, you should take a look at the suburbs such as Establiments or Marratxí.
The south-west of Mallorca
In the southwest, you will find predominantly exclusive residential areas and many marinas. Luxurious villas are lined up here - one more beautiful than the next. It is therefore not surprising that it is mainly wealthy buyers and investors who are attracted to this region. The most popular locations include Port Andratx, Santa Ponsa, Bendiant and Camp de Mar. Anyone looking for a property here is likely to find a high-quality piece of land with a spectacular view of the Mediterranean. Many gated communities and a first-class infrastructure ensure an upmarket and secure living environment. This part of the island is also ideal for exclusive construction projects. Luxurious villas and designer homes with state-of-the-art facilities are being built here. The proximity to Palma airport makes the area particularly attractive.
💡 Our tip: Plots with direct access to the sea or in an elevated location with panoramic views are particularly sought-after.
North & north-east coast
Those looking for unspoilt nature, beautiful bays and a relaxed atmosphere will find what they are looking for in the northern region of the island. The spacious plots in the area are ideal for nature lovers and anyone who prefers privacy and tranquillity. The northern region of Mallorca is particularly suitable for planning a secluded property. Charming old towns, traditional markets and historic buildings characterise the picture. Pollenca, Alcúdia, Artá and Capdepera are particularly popular. The Serra de Tramuntana in the west and the Llevant nature reserve also offer a breathtaking backdrop. Those hoping for strong value growth will be delighted. Property prices are rising continuously, especially in Pollenca and Alcúdia.
💡 Our tip: Artà is an up-and-coming region with affordable plots of land that are likely to increase in value over the next few years.
The centre of the island
The centre of the island is the right place for all those who want to experience the original and traditional charm of Mallorca. Fincas, olive groves and vineyards dominate the landscape here. Those looking for large plots of land with plenty of space for individualisation are sure to find what they are looking for here. This region of the island is also perfect for self-catering. One point that differs greatly from the coastal regions is the price. Here you get more space for your money. Santa Maria del Camí, Sineu, Alaró and Binissalem are among the most popular areas in the region. Wine lovers in particular are likely to feel at home here, as Binissalem is the centre of Mallorcan winegrowing. And despite its rural location, Palma can also be reached from the centre of the island in just 20 to 30 minutes.
💡 Our tip: If you want to build sustainably, there are numerous opportunities for solar panels and organic farming in this region.
Buying a plot of land in Mallorca: step by step
To avoid surprises later on, the purchase of a plot of land in Mallorca should be well planned.
- Step 1 - Analyse your needs: Before you start your search, you should be clear about what type of plot you need and in which region it should be located. Urban building plots are suitable for modern villas or townhouses. More rural plots are ideal for country houses and fincas. However, stricter building regulations usually apply here. You can expect high prices in coastal locations, but you can also expect a high increase in value. However, there are also some plots on Mallorca that are not allowed to be built on. For these properties in particular, you should therefore check whether an increase in value is possible without building.
- Step 2 - Plan your budget: In addition to the purchase price, you should also keep an eye on the additional costs. The land transfer tax (ITP) is 8-11 %, notary and land registry fees are 1-2 % and legal fees are usually 1 % of the purchase price. The estate agent's commission varies, but is often borne by the seller. For undeveloped plots, there are costs for water, electricity and access roads. If you want to build, you should expect to pay €2,500-5,000/m² - depending on the location and features. Good financial planning prevents surprises.
- Step 3 - Check the plot: Not every plot of land can be built on. You should therefore check the building regulations with the local authority. The land register extract should also be checked for mortgages or debts. You should also carry out a ground survey to check the quality of the soil as well as the access to water, electricity and sewage beforehand.
- Step 4 - Conclude a notarised purchase agreement: Once you have decided in favour of a property, the notarised purchase process follows. A preliminary contract with a down payment secures the intention to purchase. However, the purchase only becomes legally binding once it has been notarised. The purchase price is usually paid by bank transfer. Make sure that the contract clearly regulates property boundaries, development, rights and encumbrances.
- Step 5 - Entry in the land register & payment of taxes: After the notary appointment, the land register entry is made, which officially transfers the property to your name. The land transfer tax must be paid within 30 days. You only become the official owner once this has been paid in full.
Law & building regulations - What is important when buying a plot of land & building a house
Before buying, it is essential to check the ownership situation. Not all plots are free of encumbrances - mortgages, hereditary leases or existing third-party rights can make the purchase more difficult. A notary will ensure the legally binding entry in the land register (‘Registro de la Propiedad’). Furthermore, not every plot of land on Mallorca can be built on. In some cases, there are very strict building regulations set by the respective municipality. Some rural areas are subject to strict restrictions, meaning that only limited building areas are permitted. Find out at an early stage whether and to what extent your desired plot of land can be built on.
Have you purchased the plot and would now like to build a house on it? Then you should first of all obtain planning permission. Please note that this process usually takes several months and should therefore be planned well in advance. When choosing an architect and building company, you should also make sure that you choose local experts. They are familiar with the building regulations on the island. You also need to take care of the energy supply and infrastructure. Pay particular attention to water, electricity and sewage connections.
